Contract Terms and Conditions

Contracts are valid for an entire school year, or until the resident's graduation at UMC.

Students will not be released from their contract unless, with the Director's prior permission, an acceptable substitute is secured to assume the contractual responsibilities in the resident hall. The only college agency that has the authority to break the Room and Board contract is the Housing Appeals Committee.

Release from a housing contract is given only for such reasons as graduation, marriage, college transfer, internship, living at home, or unusual circumstances.

The procedure for such a release involves submitting an appeal, 25 days prior to the end of the semester explaining circumstances to the Housing Appeals Committee, c/o Director of Residential Life. After a personal interview the committee will yield a decision. The Committee's decision may be appealed to the Vice Chancellor for Student Affairs, and likewise, that decision may be appealed by the Chancellor. A student may remain in the residence hall only as long as he or she is enrolled in regular registered courses at the University (a minimum of 6 credits). The student must give written notice to the Office of Residential Life two weeks in advance of pending graduation or withdrawal from the University. Failure to comply with this procedure forfeits the entire amount of the deposit.

The residence period for incoming freshman for fall semester begins the first day of Orientation Days. The residence period for all other semesters begins the day before classes begin. The residence period for each semester ends the final day of the regular examination period. In courtesy to those still preparing for finals, residents are asked to respect the rights of others.

ROOMMATE CHANGES/SINGLE ROOMS POLICY-

Room changes are only permitted after the second week of classes each semester. All changes must be approved through the Office of Residential Life and established procedures must be followed before changes occur (male-female roommate combinations are not allowed).

The University reserves the right to relocate students into any available residence hall space. All possible consideration will be given to the individual’s choice of roommates and living quarters.

In summary, students will be charged single room supplemental rates after a roommate moves out if they do not find another roommate, accept a new roommate or accept relocation to another room. Single supplemental rates will be assessed from the date of departure of your former roommate.

Should occupancy in all apartments decrease, the remaining students will be billed a supplemental rate.

ROOM PRIVACY POLICY -

A student’s room is considered private. The administration will not enter the student’s room without the student’s consent except in the case of an emergency, for checking and checkout procedures, for routine maintenance and/or repairs, or due to suspicion of illegal actions or possession of unauthorized materials. Maintenance/Safety inspections are made
during breaks.

Break Housing - The halls will be available over breaks for those students who
register to stay with the office of Residential Life. Overnight guests are not
permitted during breaks.
